How do you know it's time for a three season room?
Patio furniture sitting unused
You set up a table and chairs out back, but you rarely sit there because bugs, dust or wind send you inside. A three season room gives you that space back, and every season you put it off is another one the patio sits empty.
Enclosure too hot to use
You already have a glassed-in patio, but by afternoon it's too warm to sit in. That usually comes down to the windows letting heat straight through, and until they change you're keeping up a room you avoid.
Cracks in the patio slab
Before you enclose anything, you notice cracks, low spots or a gap where the patio meets the house. The base usually needs a look before a room goes on it, because fixing it later means working around walls and glass.
Is a three season sunroom right for your Placentia home?
A three season sunroom in Placentia is a room of windows or screens built onto your house, usually over a patio, that isn't heated or cooled. It gives you a sheltered place to sit out of the bugs, dust and wind without the cost and build of a full living space.
Most homeowners who call us have a patio or a deck they want to use more, and the first decision is whether this simpler room fits or a four season room makes more sense for how you'll live in it. The price moves mostly with the size, whether the room needs a new foundation or can sit on what's there, the windows you pick and whether heating or cooling is in the plan, and the schedule turns on what we find under your existing patio and on the city's permit review. We pull the permit and handle the paperwork, and your written estimate gives you the figure for your own room.
Details to note before an estimate
- Rough size of the room you want
- Patio slab, deck or bare ground underneath
- Cracks or settling in the existing slab
- How you plan to use the room
- Any plans for heat or AC later
How we build a three season sunroom
Without heating or cooling, the windows do most of the work of keeping a three season room pleasant, so I walk you through window options at the start instead of treating them as an afterthought. From there we check what the room will sit on, prepare or reuse the base, frame the walls and roof, join the room to your house so water sheds away from that seam, set the windows, screens and doors, and clean up as we go. The base and the joint at the house are the parts I watch closest, because a room that looks good on day one but leaks at the wall isn't one I'd put my name on.
If your patio already has a solid cover and you mostly want it closed in, patio enclosures can be the simpler route, and if your lot, roofline or plans don't fit a standard layout, we build custom sunrooms too. We've been in business since 2013, we're based in Placentia and work in Fullerton, Anaheim, Yorba Linda, Orange, Brea and the other cities around it, and it's satisfaction guaranteed on every job.
Other work that pairs with a three season room
Patio enclosures
A good fit when your patio cover is sound and you mainly want to keep out bugs, leaves and dust without building a new room around it.
Custom sunrooms
For a room that has to fit an odd-shaped yard, match a particular roofline or serve a use a standard layout doesn't cover.
What happens after you call about a three season room?
Call or send the form
You call (657) 226-2045 or fill out the form, and we get back to you to set up a visit. Have a rough idea of the room size and how you'll use it, so the visit covers the right ground.
I come out and look
I come out myself to look at the spot, what's already there and how it meets the house, and I ask how you plan to use the room. Then you get the plan and the estimate in writing, so you can see what's included and what moves the cost before you decide.
We handle the permit paperwork
When you're ready, we take care of the permit, including drawings from a licensed architect or engineer if the city asks for them. If your home is in an HOA, tell us early, because Placentia needs a notarized letter from the association before a permit can be pulled.
Our crew builds the room
Our own crew does the build, and since only people listed on a Placentia permit can request inspections and someone has to be there with the inspector, we book them and meet the inspector on site. When it's finished, I walk through the room with you.
Questions before you book a three season sunroom
What's the difference between a three season and a four season sunroom?
A three season room isn't heated or cooled and has uninsulated windows or screens, while a four season room is fully enclosed with all-weather windows and built for heating and cooling. Insulated windows and insulation in the walls, floor and roof are much easier to put in during the build than afterward, when it can often cost more, so if you might want a warmer, more efficient room someday, decide that before we start.
How much does a three season sunroom cost in Orange County?
A standard builder-grade three season room addition in Orange County usually runs about $120 to $170 per square foot, and that doesn't include insulation, heating and cooling, plumbing or permits. That's the going rate in the area, not our price, so the number that counts for you is the one in your written estimate after I've seen your patio.
How do I get a building permit for a sunroom in Placentia?
You apply in person at Placentia City Hall, since the city's online building services are still in beta testing, and the City Building Division reviews the application and plans. Its submittal list names room additions and extensive remodels rather than three season rooms, so ask the Building Division what your room needs. A contractor pulling the permit has to show a state contractor's identification card, a Placentia business license number and proof of workers' comp, and since we're licensed and insured, we pull it and handle the paperwork for you.
How much can a contractor ask for as a down payment in California?
Under the state contractors board's rules, the down payment on a home improvement job can't be more than $1,000 or 10 percent of the contract price, whichever is less, with no exception for special-order materials. Any home improvement job over $500 in materials and labor combined also has to be in a written contract that spells out your rights and responsibilities.
Can a three season sunroom be built on my existing patio slab?
Usually, once we know what that slab is, and City of Milpitas guidance says to check whether a ground-level slab is post-tension, one with steel cables tensioned inside the concrete, before anyone saw cuts or breaks it. Cutting one of those cables can be very dangerous and expensive to repair, which is why I look at what the room will sit on before anything else.
What is the best way to choose windows for a three season sunroom?
Start with how well the windows hold back heat, because in a University of Oregon study of a campus sunspace, heat passing through single-glazed windows was the main reason the room drifted out of a comfortable range. The study judged high-performance windows the most effective fix, so I'll lay the options side by side in your estimate before you pick.
